Find the practical details you need before arrival and during your stay.
01Arrival & Check-in
Check-in: From 3:00 pm, unless a different arrangement has been confirmed with you.
Address: Tides Byron Estate, 290 North Teven Road, Teven NSW 2478.
- From either direction on the Pacific Highway, take the Tintenbar exit. Follow Tamarin Drive and turn right onto Tintenbar Road.
- Pass the General Store, then take the second road on the left before Houghton's Bridge onto North Teven Road. Pass the quarry and Beacons Road; at the macadamia orchard, take the first entrance on the left.
- Keep right and follow the road for about 700 m. Park on the white-stone gravel at the top of the hill. Parking is available for up to 8 cars; keep the access road clear.
Access codes and Wi-Fi details will be sent to you through your booking messages before arrival.

The estate is a working rural property. Drive slowly, stay aware of farm vehicles and use water thoughtfully.
03Pool & Safety
- Supervise children at all times near the pool and spas, and keep pool gates closed.
- Do not bring glass into the pool or spa areas.
- Do not run, dive, jump, push or play roughly around the water.
- Shower before entering. Keep food and drinks out of the water.
04House Rules
Before Your Stay
- Booking guest responsibility: The booking guest is responsible for ensuring all guests follow these rules.
- Security bond: A refundable $1,500 security bond is required before check-in and refunded after inspection.
Check-in & Check-out
- Check-in: Check-in after 3:00 pm.
- Check-out: Checkout before 10:00 am.
- Before departure: The housekeeping team arrives at checkout time. Please ensure rooms are clear of belongings and rubbish has been removed from the Villa. Sulo bins are in the car park.
- Finding the estate: Tides Byron Estate — 290 North Teven Road. From the Pacific Highway, heading north or south, take the Lennox Head turnoff, then the Tintenbar exit at the roundabout.
Guests, Children & Visitors
- Overnight guests: Direct Villa stays accommodate up to 22 overnight guests.
- Visitors: Non-residential guests are not permitted.
- Extra beds: Extra beds are available on request at a fee of $35 per bed per night.
Pets
- Pets: Pets allowed.
- Dogs & the pool: Dogs are not permitted in the pool.
Noise, Parties & Events
- Noise & music: Please respect the peaceful rural setting. No loud music or outdoor noise is permitted after 10:00 pm.
- Sound equipment: DJs, external speakers and sound systems are not permitted. The Villa has a Sonos system available for guest use.
- Parties & events: No parties or events.
- Villa bookings & event permission: Booking the Villa does not automatically include permission to hold a wedding, party, retreat or private event at Tides Byron Estate. Weddings, Events and Retreats are separate Tides products and require a separate enquiry and confirmation.
Smoking
- Outdoor smoking only: Smoking is permitted outdoors only. Please use the ashtrays and bins provided. Do not leave cigarette butts, bottle tops or rubbish in gardens, pots or lawn areas.
Care of the Villa
- Care & respect: Please treat Tides Byron Estate with care and respect.
- Shoes indoors: Please remove shoes inside the Villa, as the red orchard soil can stain floors, rugs and furnishings.
- Water use: Tides relies on rural water tanks and a septic system. Please use water thoughtfully.
- Toilets, sinks & drains: Only toilet paper may be flushed. No wipes, sanitary items, nappies, paper towel, bleach or harsh chemicals are to be placed down toilets, sinks or drains.
Pool Safety
- No glass: No glass is permitted in the pool area. Please use the outdoor drinkware provided.
- Protecting the filtration system: Clothing, towels, swimwear or loose items must not be placed in the pool, as they can damage the filtration system.
Cleaning & Rubbish
- Leave the Villa reasonably tidy: Before departure, please leave the Villa reasonably tidy.
- Dishes & dishwasher: Before departure, please empty the dishwasher and clean the dishes.
- Rubbish: Before departure, please place rubbish in the Sulo bins provided in the car park.
Damage & Additional Charges
- Additional cleaning & rubbish removal: Additional cleaning or rubbish removal may incur extra charges.
- Damage & cleaning beyond normal use: Additional charges may be applied by Tides Byron Estate for damage, stained linen, upholstery or carpets, excess rubbish, or cleaning beyond normal use.
Estate Roads & Safety
- Driving on the estate: Please drive slowly at all times, maximum 5–10 km/h, including once inside the farm gate.
- Working farm: Tides is a working macadamia farm with wildlife, private shared roads, occasional equipment and farm vehicles.
- External CCTV: External CCTV operates for security and insurance purposes. Cameras are located outside at the car park and fire exits only. There are no internal cameras.
- Safety devices: A smoke alarm is installed. There is no carbon monoxide alarm.
- Stairs & access: The property has two storeys, with one flight of wide, non-steep stairs to the main entertaining areas. An accessible bedroom and bathroom are available.
- Property setting: Potential for noise.
05Extra Services & Charges
- Mid-stay cleaning: $55 per hour, with no additional GST, on request and subject to availability. A 4-hour refresh per floor is available; a full Villa service takes approximately 15 staff hours. Please arrange this before check-in where possible.
- Rollaway beds: Up to three are available on request at $35 per night, including linen and towels.
- Fig Tree ceremony furniture: A $275 fee may apply if furniture is not returned to its designated area or is left uncovered after a ceremony.

06Check-out
Check-out: Before 10:00 am, unless a different arrangement has been confirmed with you.
- Take your belongings and leave the Villa reasonably tidy.
- Clean the dishes, empty the dishwasher and place rubbish in the Sulo bins provided near the car park.
07Villa Floor Plans
Bedroom numbers follow the current Villa floor plans: Bedrooms 1–5 upstairs and Bedrooms 6–8 downstairs.
- King bed: 180 × 200 cm, made up of two 90 × 200 cm single beds.
- Single bed: 90 × 200 cm.
